Greater La Crosse MLS Corporation Updated Broker Load Sanctions (updated 8/2024)
You will have 24 hours once notice is given to fix error/provide contract or amendment.
If not corrected in this time frame, staff will fix the error if possible and Broker will be assessed sanction.
If staff does not have the information, a sanction will be assessed daily until the field is filled in and/or the contract/amendment is uploaded.
$5.00 Sanction – Public Remarks

• Agent Name – Code LA
• Phone Number – Code PH
• Web Address – Code WB
• Commission Information – Code CS
• Email – Code EM
• Office Name – Code OF
• Showing Information – Code SH
• Bonus Information – Code BN
Photo Sanctions
• Primary photo not uploaded within 1 business day – Code PC
A sanction of $25 will be assessed every day until primary photo is uploaded
• When company signs appear in uploaded photo – $25 – Code SP
• Outside house photo not in primary position – $25 – Code OP
$25.00 Sanction
• Address on listing does not match tax record – Code AD
• Tax Municipality does not match tax record – Code TM
• Tax Key number does not match tax record – Code TX
• Price on listing does not match contract – Code PR
• Listing date on listing does not match contract – Code LD
• Expiration date on listing does not match contract – Code XD
• Compensation not offered on listing – Code COMP
$25.00 Sanction will be assessed for withdrawing a listing when Broker no longer has an active contract.
• Withdraw listing when status should be expired – Code WX
$50.00 Sanction will be assessed the first day and $25.00 each day after until listing is received, or contract is uploaded to flex.
• Listing not submitted within 1 business day – Code LBD
• Contract not uploaded within 1 business day – Code CBD
• When a listing is deleted by staff – Code DEL
$50 Sanction
• When “Use GPS” is in the Directions field instead- Code GPS
• Entered Listing with Expired Contract – Code XC
(mandatory use date of 8/15/2024)
$100.00 Sanction will be assessed for price changes, extensions, and withdrawns made without an amendment.
• Price change without amendment – Code PCWA
• Extension without amendment – Code EXWA
• Withdrawn without amendment – Code WDWA
• Entered Co-Listing with a Non MLS Subscriber – Code ENSL (Listing will be immediately deleted)
Delayed Listing Sanctions
• $500 Sanction for being caught showing listings if in delayed status – Code SLD
• $100 Sanction if date to start showings is not included in contract – Code SSCD
• $250 Sanction for entering listing in active status and intended for delayed status – Code ASD
• $50 Sanction if date indicated to become active is entered in system incorrectly – Code EID
• $250 Sanction will be assessed if the “Sellers Authorization to Delay Showings from Greater La Crosse MLS” is not signed and uploaded with the contract within one business day. The sanction will be assessed daily until the form is received – Code SAD
Office Exclusive Sanctions
• $100 Sanction if marketing of a property to the public is done while in Office Exclusive status and not submitted to MLS within one business day. The sanction of $50 will be assessed daily until it is submitted to MLS – Code MOE
• $250 Sanction if Office Exclusive is marketed outside of listing office – Code MOLE
• $100 Sanction if listing contract is not submitted within one business day to the Greater La Crosse MLS to keep on file – Code 1DC
• $100 Sanction if “Seller Authorization to Exclude Listing from Greater La Crosse MLS Corp” form is not submitted to MLS to keep on file within one business day. The sanction will be assessed daily until the form is received – Code 1DE
$200 Sanction
• When listing is not entered in pending status within 24 hours of offer accepted – Code NPEN
NAR Settlement Fines/Policies Effective 8/17/2024
If a complaint is filed for non-use of a buyer agreement, an investigation will take place. The agent/broker will have 1 business day to provide the form. If found in violation, a fine will be assessed immediately.
- First Offense: Subscriber – $1,000/Broker – $500 – Code BAFO
- Second Offense: Subscriber – $2,500/Broker – $1,000 – Code BASO
- Third Offense: Subscriber – $5,000/Broker – $2,500 – Code BATO
Subsequent offenses will result in a hearing by a panel of the Greater La Crosse MLS Directors. See Rules and Regulations governing the hearing and assessing a fine process.
The above fine structure will be in effect for a 12- month period from the first fine assessed. After 12 months, the fine structure will reset.
Any MLS Subscriber adding or attempting to add compensation information in the Greater La Crosse MLS (Metro MLS Data Base), will result in an automatic fine. (Subscribers are prohibited from placing compensation information in text fields, attached documents, photographs, videos, or any service/equipment provided by the Greater La Crosse MLS including Aligned Showings and Lockboxes.
The following fines will be assessed, and listing will automatically be removed from the MLS for a violation:
- First Offense: Subscriber – $1,000/Broker – $500 – Code NOCFO
- Second Offense: Subscriber – $2,500/Broker – $1,000 – NOCSO
- Third Offense: Subscriber – $5,000/Broker – $2,500 – NOCTO
